Our in-house Preconstruction team allows projects to benefit from the knowledge and expertise of both design and construction personnel during the design phase. The goal during the preconstruction phase is to work together as a team to maximize the program by balancing cost and value with functionality and aesthetics. As the design progresses, our preconstruction team conducts services ranging from value analysis and constructability reviews, to cost models and estimates.

We offer in-house Virtual Construction services, which means that we utilize BIM (Building Information Modeling) on all of our projects. At the beginning stages of a project, we receive general architectural, structural, and system models from designers. We assist subcontractors in developing their own accurate BIM model of their specific trade, which incorporate real project data and shop drawings. Our main focus during the BIM Coordination process is to ensure maintenance accessibility by bringing together design vision, subcontractor expertise, and constructability reviews.

Virtual Design & Construction

Construction Manager at Risk/Design Build

We specialize in alternative delivery methods including Construction Management at Risk and Design-Build. In contrast with traditional project delivery (design-bid-build), alternative methods allow for Ingram IV Construction to lend our proven expertise in the earliest phases of a project. In a Construction Management at Risk delivery, Ingram IV Construction operates separately from the architect, and takes on a financial risk to ensure costs and schedule remain within the Guaranteed Maximum Price (GMP). In a Design-Build delivery, Ingram IV Construction selects Architect to join the project team – ensuring collaboration, communications, and commitments are aligned at all phases of the project.
